The HVAC system at 10 Main Center utilizes a 1,200-ton chiller, refurbished in 1999. Air is circulated through a perimeter induction system with dual ducts serving up to 26 interior zones per floor. Each floor is supplied with constant volume heat and air-conditioning in zones down to 10-foot widths.

Each Westinghouse Mark IV elevator effciently transports employeesto all 20 floors at 10 Main Center. There are six cabs, plus a 3,500 pound freight elevator that can serve as a passenger cab if needed.

Fire and Life
Safety Systems |

The initial components of a sophisticated new fire alarm were installed in 1998, designed to be expandable to an ADA-compliant, state-of-the-art system. This modernization was completed in 2000, bringing 10 Main Center's fire and life safety system to top-of-the-line status. In addition, the renovation program forsees a fully sprinklered building.

Along with fire and life safety systems and elevators, ADA features have been added throughout 10 Main Center. The building's Main Street entryway is ADA compliant, with ADA parking located beneath the tower. The elevators offer disabled citizens a conduit to all floors. In addition, ADA-compliant washrooms are in place or are soon to be installed within the building.

| Lobby Improvements |

Lobby enhancements completed include the installation of a new ceiling, modern lighting, and a lobby sprinkler system, as well as resurfacing the floor.

| Fiber Optics |

The management of 10 Main Center intends to retain a package of four to six communications providers to serve all tenants' needs for local and long distance voice, data, bandwidth, television and microwave services. Four carriers are currently in place: Southwestern Bell, Winstar, Worknet and Teligent.
